At True Vine Co., our foundation is built on real-world investment experience. ARV (After Repair Value) is the projected value of a property after renovations are completed. Many lenders cap total financing at 70–75% of ARV; but always depends on the details of the deal.
LTC (Loan-To-Cost) is the loan amount divided by the total project cost. It shows how much of the deal the lender is funding versus how much you are investing.
LTV (Loan-To-Value) is the loan amount divided by the property’s current value (typically the lower of purchase price or appraised value). It determines your required down payment.

No Monthly Payments: In many cases, we can structure your loan to include monthly interest payments within the total loan amount. This reduces your out-of-pocket monthly expenses during the project, improves cash flow, and allows you to focus capital on execution rather than servicing payments.
Advanced Draws: We provide advanced draw funding, meaning we front a portion of your renovation budget upfront so you can begin work immediately. After each phase is completed and verified, the next draw is released; keeping your project moving without requiring you to fully fund each stage out of pocket.
Non-Dutch Interest: We offer non-dutch interest structures, so interest is charged only on funds that have been disbursed; not the full approved loan amount. This reduces carrying costs during renovations and improves overall profitability.
Extended Terms: With loan terms up to 24 months, you gain added flexibility to complete your project and execute your exit strategy without unnecessary time pressure.
Strong Leverage: We can lend up to 75% LTV and provide up to 100% of your rehab budget. In certain scenarios, we can structure financing up to 100% LTC, helping qualified investors preserve capital and maximize scalability.
Closing timelines depend on the specifics and complexity of the transaction, but in most standard scenarios, we can close within 7–10 business days once all required documentation is received.
In expedited situations, particularly when the appraisal has already been completed; we have the ability to close in as little as 2–3 business days after appraisal receipt. Our team prioritizes efficiency and clear communication to ensure your deal moves forward as quickly as possible.
